This project Project consists of 13.73 acres of land fronting on Home-Depot Road and Route 6 in Texas Township, Wayne County PA. The site is contiguous to the new Home-Depot and Wal-Mart Super Center stores. Access to site is from Route 6 to Wal-Mart Drive to Home Depot Road.

This site Site has enough buildable land – and can meet zoning requirements – for three “pads”. One obviously is an 80-100 room hotel, one additional pad in the 5,000-to 6,000 sq ft range and one pad at 3,000- 4000 sq ft. Because of the topography this is not an “easy” site but similar sites in this area have been successfully developed. This site however, has all utilities (municipal sewer and water, 3-phase electric and natural gas) at the property line, has excellent visibility and benefits from the proximity to Home-Depot and Wal-Mart. Conceptually these pads could accommodate: a hotel, a chain restaurant and a professional office.

The developer has completed topographic and engineering feasibility study/maps. The site will be presented for preliminary subdivision approval in September 2007. The site is 1/4 mile from several of the typical fast food chains.
